A family relocating from London needed to find a Bukit Timah landed home with a garden large enough for their children but without the irrigation infrastructure requirements of a full estate. Their previous agent had sent them listings without any garden evaluation.
We identified four candidate properties, assessed each garden for usability, drainage, and low-maintenance planting, and presented a portfolio with written notes for each. We accompanied the family on viewings and explained what each garden would require through Singapore's wet season.
The family settled on a property within five weeks of engaging us — roughly half the time they had already spent searching independently. The garden has been maintained through two full wet seasons without any significant issues.
A client had identified a Nassim Road property independently and received the tenancy agreement. The proposed lease contained a clause that placed full responsibility for garden wall maintenance on the tenant — a provision that could have meant significant cost liability over a two-year term.
We reviewed the lease, prepared a plain-language summary, and flagged the wall maintenance clause among two others that required attention. We coordinated directly with the landlord's agent to negotiate amended wording, prepared the execution copies, and managed the stamp duty process.
